The refurbishment of this Grade B listed building consisted of combining two distinctly separate properties into one high specification office development.
The works consisted of re-roofing in traditional Scottish slate and extensive natural stone restoration and the upgrade and overhaul of the original sash and case windows. We also stripped back and restored the front entrance stone columns, repaired or reinstated ornate railings and front entrance stairs.
Internally, the challenge was all structural. Party walls and floors had to be removed, excavations carries out to allow for concrete foundations which were placed in order to support and internal portal steel frame. Half the building had timber flooring and joist retention, whilst the other half had all internal walls, floors and ceilings removed before fitting steelwork to support the first and second floors. This was constructed of holorib decking and concrete.
Demolition works also included the removal of two floors of vaulted ceilings, cast iron columns and beams and forming openings and doorways between the two properties.
The property has been fully rewired with completely new plumbing and drainage, with all areas benefiting from air conditioning and a newly constructed 6 person lift from the basement serving all upper floors. Internal finishes included raised access floors, feature staircase, high specification Spanish floor tiles, marble vanity tops and restoration of feature cornicing. Other restored features included cast balasturs, timber window ingoes, entrance foyer columns and feature main entrance door.
